Do you charge upfront fees?

Nope. Not for sellers using Full Service or Listing Only. We get paid when you get paid—at closing. Buyer clients sometimes cover appraisal or inspection costs, but that's on them, not us. Straightforward.

What if my house doesn't sell?

We don't get paid, period. That's why we're selective about taking listings. We only represent properties we genuinely believe will move. If something isn't working after 47 days, we'll adjust the strategy or price—not just hope for the best.

Can we negotiate your commission?

Depends. For Full Service with multiple properties or investment clients, sure. Most people in our market expect 4.5%, and honestly, it's worth it. But we're not unreasonable. Talk to us about your situation.

Are there any other costs I should know about?

Only what the bank and local government require. Title search, recording fees, property taxes—that's not on us. We'll be clear about what's what before closing. No surprises on closing day.
